Saltash Gateway Community Strategic Plan

Between 2004 and 2006 the Saltash CIC produced a community plan through comprehensive community involvement. It was well supported by the people of Saltash.

The Neighbourhood Plan can carry forward ideas and projects from that Plan where they need land use policy. However, it’s ten years since the Community Plan was last reviewed so we need to make sure the ideas are still relevant and supported by you.

The primary projects were to;

  • Develop Broadmoor Farm into a community campus
  • Regenerate Saltash town centre
  • Market the Saltash Gateway area as a destination for visitors, shoppers and business investment
  • Promote sustainable community and public transport
  • Promote community infrastructure
  • Improve health and wellbeing opportunities for the local population
  • Develop community networks (electronic)
  • Sensitive development of the waterside and Tamar estuary
  • Highlight visitor potential

Cornwall Local Plan Strategic Policies

The Cornwall Local Plan Strategic Policies document sets out the strategic land use policies to meet Cornwall’s economic, environmental and social needs and aims for the future. It forms the framework for all development and supplementary planning documents, and our Neighbourhood Plan.  it was formally adopted by Cornwall Council in November 2016. That means it has full weight in Planning Decisions and helps us to have a Neighbourhood Plan that is effective.  A copy may be inspected here: Cornwall Local Plan

National Planning Practice Guidance

As well as the NPPF  the Government has also published the National Planning Practice Guidance portal which provides guidance to Planners, Councillors, planning applicants, developers, and the public as to how the National Planning Policy Framework is to be used. The portal can be found here.

The NPPG includes a section specifically about neighbourhood planning. This provides advice on the neighbourhood planning system introduced by the Localism Act including key stages and decisions (e.g. deciding neighbourhood areas, the legal tests for neighbourhood plans, and the process of independent examination and referendum).
